The Client 

A Residential Management Company (RMC) responsible for a modular residential building in Manchester, seeking to remediate unsafe external wall materials through the Building Safety Fund (BSF).  

Their Challenge 

Following their BSF application in 2020, the RMC was approved for remediation works to address combustible materials within the render systems across all elevations of the building's façade. During the construction phase, additional compartmentation requirements were identified due to the building’s modular construction. This unexpected scope led to the need for a full decant of residents over two phases, lasting between 6 to 8 months. The timeline was extremely tight, with just six weeks from decant approval to the date the first resident was required to vacate. 

Our Solution 

Innovus was engaged to manage the resident decant process in alignment with the contractor’s program. We partnered with a reliable serviced apartment provider to ensure temporary accommodations were secured. Innovus led all resident communications, delivering a clear, structured breakdown of the relocation process and their responsibilities, which helped reduce confusion and stress during a complex transition. Our team ensured that all tasks were completed on schedule, with efficient coordination and responsiveness at every stage. 

The Result 

Innovus successfully administered the resident decant within the six-week window, meeting all program deadlines and supporting the smooth continuation of remediation works. Through consistent communication, detailed planning, and stakeholder engagement, we minimised disruption for residents and provided reassurance throughout the process. The RMC and project team recognised and valued the experience and dedication of Innovus in managing a logistically demanding and sensitive operation.
