Building Exterior
We assess the condition of the external fabric from ground level, reviewing roofs, walls, windows, doors and rainwater goods. Where visibility is limited, we can arrange safe access or drone inspection to support a more complete assessment.
Internal Areas
We carry out a visual review of internal areas and key building elements. This includes kitchens, bathrooms and internal finishes. Items such as boilers and fuse boards are assessed based on visible condition and available maintenance records, as these may form part of specialist services where required.
Stock Condition Surveys
We also undertake Stock Condition Surveys for larger portfolios, including housing associations and asset managers. These are typically less detailed, high volume assessments that support strategic planning and long term investment decisions, with scope and detail agreed at instruction stage.
Grounds and Outbuildings
We assess the wider site, including landscaping, boundaries, access routes and permanent outbuildings, providing a full view of external condition and any issues affecting the property.
Roof Spaces
Where access can be gained safely, we enter roof spaces to examine structure, insulation and ventilation. This provides a clearer understanding of concealed elements where conditions allow.
Photographic Record
Every survey is supported by a comprehensive photographic record capturing condition at the time of inspection. This provides a clear evidence base for maintenance planning and future reference.
Scope and Inclusions
The scope of each instruction is agreed at the outset to reflect client requirements. Inclusion of external areas, internal zones or additional elements is defined on a case by case basis, depending on access, safety and survey objectives.
How We Deliver Your Plan
Asset Management Plans are not delivered to Level 3 survey standard — they are targeted assessments designed for financial planning, not structural investigation. Our approach is transparent, efficient, and calibrated to what your leaseholders and managing agents genuinely need.
Scoping and Client Instruction
We work with you to define the precise scope — which buildings, blocks, and external areas are included, what M&E records are available, and whether you need a single consolidated report or per-block outputs for individual service charge accounts.
On-Site Survey
The surveyor undertakes a thorough visual inspection from ground level, supplemented where needed by access equipment or drone. Damp meters, binoculars, and torches are used throughout. Roof spaces are entered where safe access permits (hatch no more than 3m above level ground or floor surface).
M&E & Services Review
Lifts, plant rooms, gas, electrical, and drainage installations are subject to a non-intrusive visual assessment. Maintenance records provided by the client are used to calculate expected lifespans. Where records are incomplete, specialist surveys are recommended and can be sub-contracted.
Cost Modelling & RAG Rating
Each element of the report is RAG rated — Red, Amber, or Green — with costs modelled against current market values and timescales assigned. For long-term plans (20–30 years), review intervals of 3 or 5 years are built in to keep pricing valid against industry fluctuation.
Report Delivery & Review Programme
The completed report provides a clear, auditable record to support service charge budgeting. For multi-decade plans, we establish a structured review programme at the outset so your reserve fund modelling remains current and defensible throughout the life of the plan.
