DILAPIDATION SURVEYS
Specialist Support For Confident Lease-End Decisions
Accurate, evidence led Dilapidations Surveys that remove uncertainty at lease end and other key points of occupation or change. We set out responsibilities, document defects and provide costed schedules that support clear and informed negotiation between parties.
Why Choose Innovus
We support you through the dilapidations process with impartial, well prepared schedules that set out repair obligations at lease end or other relevant stages of occupation. Our experienced surveyors provide clear evidence and transparent cost assessments, helping both parties reach a fair and informed position and support early resolution.
Expertise and Knowledge
Our team has extensive experience preparing Dilapidations Schedules across commercial and residential properties. We understand lease obligations, areas of dispute and the level of evidence required to support robust and balanced reporting.
Comprehensive Offering
Every schedule is structured, detailed and supported by photographic evidence. Costs are itemised clearly, helping both parties understand the basis of each item and providing clarity that reduces unnecessary back and forth during negotiation.
Industry Presence
We work across the UK property sector and are known for our balanced, professional approach. Whether acting for a landlord or a tenant, we provide clear guidance grounded in industry standards to support early resolution.
Accreditations & Recognition
Recognised for excellence and regulated by the industry's leading bodies.

Property Condition Review
A detailed visual review of the property to establish condition at the time of instruction. This may be at lease end or another agreed point, identifying visible defects and deterioration across key building elements including roofs, windows, doors, boundaries, kitchens, bathrooms and services.
Controlled Access & Inspection
Inspections follow safe, non intrusive methods to ensure accuracy without disruption. Roof spaces are accessed where safe, and any areas that are concealed or inaccessible are clearly noted. This provides transparency around what could and could not be inspected, with scope defined by the client at instruction stage.
Clear Evidence & Costed Findings
Each schedule is supported by photographs, clear descriptions and itemised costs. The structure ensures both parties can understand the basis of each item and supports clarity through to negotiation.
Dilapidations Process
We prepare structured schedules that set out each item, the required remedial action and associated cost. The format is clear, professional and aligned with relevant obligations, providing a reliable reference point for agreement and resolution.
Expert Support
We support clients through review and negotiation stages, responding to queries and updated costings as required. Our involvement helps maintain progress and ensures discussions remain grounded in evidence.
Practical Site Considerations
Where matters become complex or contested, we prepare documentation suitable for formal review. Reports are structured to withstand scrutiny and provide strong technical support where required.
How We Deliver Your Plan
Asset Management Plans are not delivered to Level 3 survey standard — they are targeted assessments designed for financial planning, not structural investigation. Our approach is transparent, efficient, and calibrated to what your leaseholders and managing agents genuinely need.
Scoping and Client Instruction
We work with you to define the precise scope — which buildings, blocks, and external areas are included, what M&E records are available, and whether you need a single consolidated report or per-block outputs for individual service charge accounts.
On-Site Survey
The surveyor undertakes a thorough visual inspection from ground level, supplemented where needed by access equipment or drone. Damp meters, binoculars, and torches are used throughout. Roof spaces are entered where safe access permits (hatch no more than 3m above level ground or floor surface).
M&E & Services Review
Lifts, plant rooms, gas, electrical, and drainage installations are subject to a non-intrusive visual assessment. Maintenance records provided by the client are used to calculate expected lifespans. Where records are incomplete, specialist surveys are recommended and can be sub-contracted.
Cost Modelling & RAG Rating
Each element of the report is RAG rated — Red, Amber, or Green — with costs modelled against current market values and timescales assigned. For long-term plans (20–30 years), review intervals of 3 or 5 years are built in to keep pricing valid against industry fluctuation.
Report Delivery & Review Programme
The completed report provides a clear, auditable record to support service charge budgeting. For multi-decade plans, we establish a structured review programme at the outset so your reserve fund modelling remains current and defensible throughout the life of the plan.
