Why Choose Innovus
We provide the disciplined oversight needed to manage contracts fairly, transparently and in line with industry standards. Our role is to safeguard your interests and ensure every party delivers what has been agreed. Contract administration is frequently instructed alongside our Project Management service, providing the formal contractual layer that underpins successful project delivery.
Expertise and Knowledge
Our RICS‑accredited team administers contracts with precision, ensuring documentation, valuations and instructions meet the correct legal and procedural requirements.
Independent Oversight
We act solely on your behalf, providing impartial scrutiny of contractor performance, programme progress and cost control throughout the project.
Industry Presence
We support housing providers, commercial landlords, developers and managing agents across the UK, bringing clarity to projects of all sizes and complexities.
Accreditations & Recognition
Recognised for excellence and regulated by the industry's leading bodies.

Procurement and Contracts
We oversee compliant procurement processes, review contractor submissions and highlight scope gaps or provisional sums. Once agreed, we prepare and execute the contract, establish the valuation cycle and set out the procedures that will govern the project.
Contract Management
We monitor progress against the contract, assess variations, issue instructions and maintain accurate records. Our team ensures the contractor’s obligations are met and that any changes are managed transparently and in line with the agreed terms.
Quality and Compliance
Regular site visits allow us to review workmanship, check statutory compliance and ensure the project remains aligned with the contract. Clear reporting supports informed decision‑making throughout the programme.
Valuations and Payments
We review contractor valuations, verify progress and issue payment certificates with clear explanations of any adjustments. Payments are managed strictly in accordance with the contract to protect both budget and programme.
Completion and Close‑Out
At completion, we certify the works, coordinate defect rectification and oversee the release of retention. During the retention period, we track outstanding issues and prepare the final account to bring the contract to a formal close.
How We Deliver Your Plan
Asset Management Plans are not delivered to Level 3 survey standard — they are targeted assessments designed for financial planning, not structural investigation. Our approach is transparent, efficient, and calibrated to what your leaseholders and managing agents genuinely need.
Scoping and Client Instruction
We work with you to define the precise scope — which buildings, blocks, and external areas are included, what M&E records are available, and whether you need a single consolidated report or per-block outputs for individual service charge accounts.
On-Site Survey
The surveyor undertakes a thorough visual inspection from ground level, supplemented where needed by access equipment or drone. Damp meters, binoculars, and torches are used throughout. Roof spaces are entered where safe access permits (hatch no more than 3m above level ground or floor surface).
M&E & Services Review
Lifts, plant rooms, gas, electrical, and drainage installations are subject to a non-intrusive visual assessment. Maintenance records provided by the client are used to calculate expected lifespans. Where records are incomplete, specialist surveys are recommended and can be sub-contracted.
Cost Modelling & RAG Rating
Each element of the report is RAG rated — Red, Amber, or Green — with costs modelled against current market values and timescales assigned. For long-term plans (20–30 years), review intervals of 3 or 5 years are built in to keep pricing valid against industry fluctuation.
Report Delivery & Review Programme
The completed report provides a clear, auditable record to support service charge budgeting. For multi-decade plans, we establish a structured review programme at the outset so your reserve fund modelling remains current and defensible throughout the life of the plan.
