ASSET MANAGEMENT PLANS
Long-Term Financial Planning for Your Building's Future
Expert long-term financial planning for your building's future. RAG-rated assessments that give freeholders, Resident Management Companies (RMCs) and managing agents the clarity they need to plan service charge collections accurately and sustainably.
Expertise and Knowledge
Our experienced RICS-accredited surveyors bring specialist knowledge of building fabric and lifecycle planning, with access to trusted specialist consultants where required.
Comprehensive Offering
We provide a complete service from initial scoping through to report delivery, covering single buildings, multiple blocks and wider estate areas as required.
Clear, Actionable Reporting
Every element of your plan is RAG rated with timescales and costs based on current market values, giving you and your leaseholders a clear picture of priorities and future spend.
Built for the Long Term
For plans covering 20 to 30 years, we recommend structured review intervals to keep cost projections valid and your reserve fund modelling fit for purpose.
Accreditations & Recognition
Recognised for excellence and regulated by the industry's leading bodies.

External Inspection
We inspect roofs, gutters, windows, doors and external walls, with observations made from ground level. Access equipment or drone survey can be arranged where needed.
Grounds and External Areas
We assess hard and soft landscaping, access roads, car parks, boundaries and permanent outbuildings, giving you a complete picture of your estate's maintenance requirements.
Lifts, Plant and Building Services
We carry out a visual inspection of lifts, plant rooms and all mechanical, electrical and drainage installations. Lifespan calculations are based on the maintenance records you provide. Where records are incomplete or a specialist survey is needed, we can arrange this and incorporate the findings into your plan.
Decoration and General Condition
We record the condition of communal areas, internal finishes and decoration to support your planned maintenance and redecoration programmes.
Roof Spaces
Where safe access is available and hatches are no more than three metres above floor level, our surveyor will inspect roof spaces directly using a damp meter, torch and binoculars.
Cost Planning and Review
Every element is costed at current market values and assigned a clear timescale. For long-term plans spanning 20 to 30 years, we recommend regular review intervals so your projections stay accurate and your reserve fund remains fit for purpose.
How We Deliver Your Plan
Asset Management Plans are not delivered to Level 3 survey standard — they are targeted assessments designed for financial planning, not structural investigation. Our approach is transparent, efficient, and calibrated to what your leaseholders and managing agents genuinely need.
Scoping and Client Instruction
We work with you to define the precise scope — which buildings, blocks, and external areas are included, what M&E records are available, and whether you need a single consolidated report or per-block outputs for individual service charge accounts.
On-Site Survey
The surveyor undertakes a thorough visual inspection from ground level, supplemented where needed by access equipment or drone. Damp meters, binoculars, and torches are used throughout. Roof spaces are entered where safe access permits (hatch no more than 3m above level ground or floor surface).
M&E & Services Review
Lifts, plant rooms, gas, electrical, and drainage installations are subject to a non-intrusive visual assessment. Maintenance records provided by the client are used to calculate expected lifespans. Where records are incomplete, specialist surveys are recommended and can be sub-contracted.
Cost Modelling & RAG Rating
Each element of the report is RAG rated — Red, Amber, or Green — with costs modelled against current market values and timescales assigned. For long-term plans (20–30 years), review intervals of 3 or 5 years are built in to keep pricing valid against industry fluctuation.
Report Delivery & Review Programme
The completed report provides a clear, auditable record to support service charge budgeting. For multi-decade plans, we establish a structured review programme at the outset so your reserve fund modelling remains current and defensible throughout the life of the plan.
RAG-Rated Reporting
for Financial Clarity
Every element in your Asset Management Plan is rated against a clear traffic-light system, giving your board, managing agent, and leaseholders an immediately understandable picture of priorities and spend.
Urgent safety works are also clearly identified alongside these ratings where immediate action is required.
Urgent
Works required within the short term (typically 0–2 years). Elements rated Red represent defects or lifespan expiry that require immediate budget allocation and action to prevent deterioration or safety risk.
Watch
Works anticipated within the medium term (typically 3–5 years). Amber items should be provisioned in the reserve fund now to avoid reactive spend and leaseholder disputes when the work falls due.
Planned
Elements with a longer remaining lifespan (typically 6+ years), requiring long-term financial planning. Green items confirm good current condition and support a proactive approach to reserve fund management.
