The Client: 

A Residential Management Company (RMC) overseeing a residential development in Birmingham requiring remediation works under the Building Safety Fund (BSF). 

Their Challenge: 

The project had stalled at Stage 1 of the BSF process prior to Innovus’s appointment. The RMC and their team lacked the in-depth understanding needed to navigate the application portal and fulfil the process requirements, resulting in limited progress. Initial funding was awarded, but it soon became clear that it was insufficient to cover the scope of works. Delays, uncertainty, and a lack of coordination risked further stalling the remediation. 

Our Solution: 

Innovus was appointed as the Applicant’s Representative to take over the BSF application process and manage ongoing administrative and stakeholder tasks. We clarified the BSF process, responsibilities, and documentation standards, allowing the project to regain momentum. Working closely with the delivery partner, we also supported the development of an additional process to help similar projects overcome comparable Stage 1 barriers. 

As works began on site, Innovus managed all portal requirements, responded to leaseholder queries, and addressed emerging issues such as lease conditions. When further work was uncovered mid-programme, we supported the variation submission by ensuring all project documentation was complete and in the correct format. We also led communication with residents, delivering updates through video meetings and detailed follow-up notes. 

Despite a change in managing agent during the project, the RMC chose to retain Innovus due to our deep understanding of the scheme and strong relationships with stakeholders. This ensured continuity and prevented disruption to the established processes. 

The Result: 

The project moved from a stalled application to full funding and active remediation, with Innovus providing consistent support throughout. Our expertise helped secure additional funding, maintain regulatory compliance, and keep residents informed through clear and proactive communication. The smooth transition during a managing agent change further underscored the value of having Innovus embedded in the project from early recovery to delivery.
