Façade Remediation to meet Building Safety Requirements

The Challenge  

A Manchester development required a replacement of its existing façade to meet building fire safety requirement regulations. The comprehensive works would include the full external-to-internal wall build-up of:  

  • Timber cladding and substructure 
  • Timber shutters and associated furniture 
  • SIPS panel 
  • Insulation 
  • Internal apartment partition  

The development has 90 fully occupied apartments and residents needed to be moved to temporary alternative accommodation to allow the extensive works to be carried out.  

The Solution  

Innovus was instructed by the Resident Management Company for the development’ to assist the appointed construction company, co-ordinate communications and support the relocation of the residents.  

Our experts carried out the following actions:  

  • Close communications with the property owners, letting agents and occupiers to identify alternative accommodation requirements 
  • Assistance with the co-ordination of the relocation of the residents  
  • Issuing regular progress updates to all stakeholders 
  • Establishing a process to ensure the timely and regular payment of all construction invoices 
  • Issuing an overview of confirmed expenditure and bank balance on a monthly basis 
  • Attendance at monthly Homes England meetings 
  • Weekly client meetings to discuss ongoing progress 
  • Site visits to liaise with the residents to ensure they were fully aware of the works being carried out and to manage their expectations 

The Result 

The works have now been completed. While the original timeline did extend, we ensured that all owners and occupiers were kept updated on the extension.

The works would also take around 63 weeks to complete and the Resident Management Company needed to make sure residents were kept fully up to date on the progress and impact of the project.  We have extensive experience of assisting with this type of project work and we were able to ensure minimal disruption for the residents, while carefully managing their expectations.”
