Supporting a Property Owner Through Legal Challenges - Innovus

The Client

A property owner seeking to secure a Deed of Variation to ensure their property purchase proceeded smoothly.  

The Challenge

In order to secure the deed, the input of multiple stakeholders was required, including the building’s Resident Management Company (RMC), the landlord, the current owner, the buyer's solicitor and the mortgage lender. The RMC was unwilling to accept the wording of the Deed of Variation provided by the landlord due to specific wording used in prior cases having been accepted.   
 

The Solution 

A Senior Advisor within the Innovus Company Secretarial team reviewed the deed from both the perspective of the landlord and the RMC. He explained to the landlord that the RMC, as the rent charge owner had final authority over the wording. The Senior Advisor then negotiated with the landlord to accept the wording and, acting as a neutral third party, successfully facilitated an agreement between the two parties.
