Avoiding Costly Repairs: Innovus Identifies Simple Fix Behind Lift Fault

The Client

A property management company overseeing a residential site in Cumbria. Their priority is maintaining safe and compliant building services to provide a reliable living environment for residents. 

The Challenge 

During a LOLER (Lifting Operations and Lifting Equipment Regulations 1998) examination in 2023, a defect was found affecting the lift’s landing doors. The property manager needed the issue resolved within the inspector’s timeframe to stay compliant. However, the contractor’s recommended fix involved replacing the car door operator and overhauling all landing doors, which carried a lead time that risked missing the compliance deadline. This solution also appeared costly and possibly unnecessary given the lift’s recent modernisations.

 

         

 

 

Our Solution

The Innovus lift team, working closely with the property manager, quickly reviewed the LOLER report, recent Planned Preventative Maintenance (PPM) records, and the contractor’s proposal. Our assessment raised concerns about the need to replace the entire door operator and overhaul all landing doors. 

We visited the site to inspect the lift first-hand. The inspection confirmed the juddering issue was isolated to the ground floor landing doors, caused by worn and damaged hanger rollers with flat spots and collapsed bearings. All other floors showed smooth operation. Importantly, the lift car door operator had been modernised in 2018/2019 and was functioning correctly. 

We identified the problem as damaged hanger rollers rather than the door operator itself. Replacement rollers were readily available for next-day delivery. Innovus obtained a revised quotation to replace only the necessary rollers, guaranteeing completion within two days, keeping the lift compliant and operational without unnecessary expense. 

The Result 

The original contractor’s quotation of £7,998.10 plus VAT for a full door operator replacement and overhaul was cancelled. Innovus arranged for the contractors to revise their quotation, bringing the cost of the repair down to just £1,001.00 plus VAT, a cost avoidance of £6,997.10. The repairs were completed within the compliance period, maintaining safe operation and minimising downtime for residents.
